Summary
As a Maintenance Technician II, you will be responsible for providing unparalleled service to our residents by maintaining and improving the overall appearance of the property. Essential Job Functions, Duties, and Responsibilities
- Ensure the physical aspects of the apartment meet company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments, and performing necessary follow-up.
- Ability to troubleshoot and repair appliances, HVAC systems, plumbing, and electrical.
- Ensure unoccupied apartments are ready for occupancy by performing various electrical, HVAC, plumbing, carpentry, appliance repair, and other maintenance activities as necessary or as directed.
- Assist the Property Manager or other team members when requested with special projects or requests.
- Contribute to the achievement of occupancy goals by effectively performing maintenance duties, which promote a quality living experience for residents.
- Complete maintenance service requests, document the status of each request, and ensure that appropriate follow-through occurs.
- Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc., and install ceiling fans as well as indoor and outdoor light fixtures.
- Perform repairs on air conditioning, heating units, and refrigeration units (use of refrigerant recovery equipment requires proper certification).
- Perform plumbing work such as clearing stoppages, replacing/repairing fittings, faucets, and toilets. Complete minor re-piping including the soldering of copper pipes.
- Perform carpentry work, such as repairing/replacing doors, windows, closet bi-fold or sliding doors, and building shelves.
- Repair concrete steps, stoops, patios, fencing, and signage when required.
- Paint and decorate apartments, hallways, etc., as directed by management.
- Complete appropriate apartment make-ready procedures for move-ins within established turnover time frames.
- Oversee work of sub-contractors hired by the company to perform work at the community.
- Complete daily maintenance of grounds and common areas, including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc.
- Perform snow and ice removal including snow blowing, shoveling, putting down salt, and using a pick to remove ice build-up on sidewalks and walkways, parking lots, and common spaces.
- Replace apartment locks on rental apartments as necessary and on all recently unoccupied units, outside doors, and outbuildings to ensure the security of the community.
- Ability to troubleshoot and repair or perform correct maintenance procedures on indoor or outdoor pools or spa equipment, if applicable (pool equipment maintenance requires proper certification).
- Contribute to the achievement of financial goals through high productivity and cost awareness, without compromising quality.
- Responsible for material control and efficient utilization of maintenance equipment.
- Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operation manuals, including boilers, hot water heaters, lawn equipment, and other vehicles.
- Keep accurate records regarding preventive maintenance, service requests, and inventories (invoices, service requests, etc.).
- Periodically inspect all resident-occupied or unoccupied apartments, buildings, and common areas; performing repairs and other duties as necessary or requested.
- Attend and participate in training seminars as required or requested.
- Maintain all shop and storage areas in neat, orderly, and working condition.
- Remain informed on changing building codes and discuss the possible impact to the community with the Property Manager.
- Interact positively with residents to maintain high levels of resident satisfaction.
- Demonstrate strong professionalism and integrity as a representative of the community.
- Contribute to cleanliness and curb appeal of the community.
- Comply with all industry Fair Housing rules and regulations.
- Operate within OSHA (Occupational Safety and Health Act) standards and company safety policies at all times.
